Project Overview: Koramco Asset Trust has been selected as the developer for the urban mixed-use project at the Government Complex Gwacheon Station District 1. The company recently signed a memorandum of understanding with the integration preparation committee to proceed with the development using a private trust model.
Development Plans: The project, located in Byeoryang-dong, Gwacheon, is slated to feature a complex spanning from six basement levels to 40 floors above ground. The development will include approximately 590 residential units alongside significant commercial facilities.
Strategic Importance: Although the site is a core commercial area in old Gwacheon, it has faced delays in redevelopment due to aging infrastructure and complex ownership issues. This project aims to revitalize the area and establish a new landmark for the city.
Scope of Responsibility: Koramco will oversee the entire project lifecycle, including business structuring, permitting strategies, financing, and contractor selection. The firm aims to create a balanced development that protects the interests of landowners while integrating residential and commercial utility.
