New Taipei Pre-sale Housing Market Faces Inventory Glut Following Central Bank Credit Curbs

Finance · Real Estate Development · cnyes · 2026-08-05

Taiwan's latest central bank credit controls have cooled the pre-sale housing market in New Taipei, pushing unsold inventory past 18,000 units, with Tamsui leading the list.

What Happened

Market Cooling Effect: Following the central bank's seventh round of selective credit controls in September 2024, the pre-sale housing market in New Taipei has experienced a significant slowdown in sales velocity. This shift has pushed the total number of unsold pre-sale units across the city to over 18,000, as speculative demand evaporates and potential homebuyers adopt a wait-and-see approach.

Tamsui Inventory Pressure: Tamsui District currently holds the highest number of unsold units in the city, totaling 3,507, with a cumulative sales rate of 66.3%. Analysts note that areas with incomplete infrastructure are struggling to attract buyers, as the market now prioritizes areas with established living functions and long-term investment value.

Resilient Demand in Sanchong and Linkou: Despite high supply levels, Sanchong and Linkou districts have maintained strong sales rates exceeding 75%. Sanchong benefits from its proximity to Taipei and convenient transit, while Linkou continues to draw residents due to the expansion of the AI technology park and the arrival of major semiconductor firms.

Top Performers: Tucheng and Wugu districts stand out as the only areas in New Taipei with cumulative sales rates surpassing 80%. Tucheng's success is driven by employment growth from local technology parks, whereas Wugu's performance is largely attributed to a lower volume of new project launches, which insulated it from the immediate impact of the latest regulatory tightening.
