Koramco Asset Trust announced that its listed REIT, E-REITs KOCREP, will maintain a 7% annual dividend yield target despite recent interest rate hikes.

What Happened

Dividend Guidance: Koramco Asset Trust has confirmed that its listed REIT, E-REITs KOCREP, intends to maintain its dividend guidance of approximately 7% based on the initial public offering price. Despite the recent hike in the base interest rate, the company remains committed to its established dividend policy.

Asset Resilience: The REIT holds five retail assets in the Seoul metropolitan area, including NewCore Outlets, all of which are under long-term master leases with E-Land Retail. The lease agreements include clauses that link rent increases to the Consumer Price Index (CPI), providing a natural hedge against inflationary pressures.

Financial Stability: Internal stress tests conducted by Koramco indicate that the REIT can sustain its 7% dividend yield even if interest rates on its 430 billion won debt, due for refinancing in 2027, rise by an additional 1 percentage point. The company plans to utilize retained earnings and steady rental income to offset increased interest expenses.

Shareholder Value: To further enhance shareholder returns, management is currently evaluating a transition from semi-annual to quarterly dividend payments. The final decision regarding this change will be subject to approval from the board of directors and the general meeting of shareholders.
