Rising Mortgage Rates Drive Borrowers Toward Adjustable-Rate Loans

Finance · Major Banks · cnbc · 2026-09-02

As mortgage rates hit four-week highs, home loan application volume remains stagnant while the share of riskier adjustable-rate mortgages climbs to 8%.

What Happened

Mortgage Market Stagnation: Mortgage application volume saw a marginal increase of only 0.8% last week, reflecting a broader trend of stalled demand as interest rates remain elevated. The average contract rate for a 30-year fixed mortgage edged up to 6.79%, keeping potential homebuyers on the sidelines.

Shift Toward Riskier Debt: With fixed rates climbing, an increasing number of borrowers are turning to adjustable-rate mortgages (ARMs) to secure lower initial payments. The share of ARM applications rose to 8%, marking a five-week high as consumers seek alternatives to the higher costs of standard fixed-rate products.

Economic Headwinds and Yields: Rising inflation concerns and growing federal deficits have pushed yields higher, contributing to the highest mortgage rates seen since June 2025. Economists at the Mortgage Bankers Association noted that these global financial pressures are directly impacting the affordability of home financing for the average buyer.

Refinancing Activity Decline: Refinance applications dropped by 1% for the week and remain significantly lower than levels recorded a year ago. Given the current interest rate environment, most homeowners lack a financial incentive to refinance unless they require immediate access to home equity.
