Koramco Life Infra REIT, in partnership with Samsung Securities, has been selected as the preferred bidder to acquire the Anyang Logistics Center for over 200 billion KRW.

What Happened

Preferred Bidder Status: Koramco Life Infra REIT has been selected as the preferred bidder for the acquisition of the Anyang Logistics Center, forming a consortium with Samsung Securities. The selection followed a competitive public bidding process managed by JLL to ensure transparency and address potential conflicts of interest.

Asset Profile: The Anyang facility is a prime urban logistics center with a total floor area of approximately 95,475 square meters. It boasts a 99.3% occupancy rate with high-profile tenants such as Coupang and Nongshim, and maintains a long-term weighted average lease expiry of 6.71 years.

Financial Strategy: The acquisition, estimated in the mid-to-high 200 billion KRW range, will be funded through existing financial resources rather than new equity issuance to prevent shareholder dilution. The company aims to finalize the transaction by the fourth quarter of this year following regulatory approvals.

Portfolio Rebalancing: This move is part of the REIT's broader strategy to shift away from its initial focus on gas stations toward a more diversified portfolio including logistics, hotels, and offices. This strategic pivot has successfully improved the portfolio's Net Operating Income (NOI) yield from 4.0% to 4.9%.
